In short: replacing a window in Clearwater means taking out the old unit, installing a new impact-rated window built to the opening, sealing it, finishing the stucco and trim, and passing a permit inspection. As an estimate, a standard window runs about $800–$2,000 installed, and large or picture windows about $1,800–$4,000.
The windows we take out most in Clearwater
Much of Clearwater was built between the 1950s and the 1980s, and a lot of it still has the original windows. In Skycrest, Morningside and the streets off Belcher Road that usually means mill-finish aluminum single-hung windows, horizontal rollers, or the crank-out awning windows that stop sealing once the gaskets dry out. Florida rooms often still carry jalousie louvers, which let in air, water and noise no matter how tightly they are cranked shut. In Countryside the homes are newer, but builder-grade frames from the 1980s and 1990s are reaching the end of their life too.
What all of these have in common is single-pane glass that offers no protection in a storm, frames that sweat in summer, and hardware that is hard to find parts for. Replacing them with impact units fixes all three at once.

How a replacement goes, opening by opening
- Measure and order. Every opening is measured on its own, because older block homes are rarely square. Units are built to those numbers after the permit is filed.
- Remove one opening at a time. We take out a single window, clean the opening and set the new one before moving to the next, so no room is left open to the weather.
- Anchor and seal. The new frame is fastened into the block or framing to the spacing its product approval calls for, then sealed against wind-driven rain.
- Finish. Exterior stucco returns and interior trim are patched and finished, and the old window leaves with our crew.
- Inspect. The labels stay on every unit until the building inspector has signed off, then we remove them.
Frames and glass worth choosing
Aluminum frames are slim and strong and handle large openings well. Vinyl frames insulate better and suit most bedroom and bathroom windows. For glass, most Clearwater homes do well with laminated impact glass and a Low-E coating, which keeps west-facing rooms cooler in the afternoon and slows fading on floors and furniture. Bathroom windows can be ordered obscure, and tints are available where an association allows them.
Window style is your choice too. A single-hung can become a horizontal roller, and a pair of small awning windows can become one picture window with operable sides. We will tell you where a change in style needs a larger or smaller opening, because that affects price.
Replacing windows in a condo or older home
Condos on Clearwater Beach, Sand Key and Island Estates usually need association approval before work starts, and many buildings set the frame color and glass tint. We prepare the product approvals, insurance certificates and scope letter the manager asks for. Older homes in the Harbor Oaks historic district may need an extra design review, so we check that before we order anything.
These are estimated prices. Your written quote lists every opening with its own price after we measure. The impact window cost guide shows what moves the number.
Window replacement questions
Do replacement windows in Clearwater have to be impact-rated?
When a window is replaced, the new one has to meet the current Florida Building Code for its location, which across Pinellas means either impact-rated glass or a code-approved shutter for that opening. Almost every homeowner we measure chooses impact glass so the window protects itself.
Can you replace just a few windows now and the rest later?
Yes. Many Clearwater owners start with the side of the house that faces the Gulf or the street and finish the rest the following year. The insurance credit for opening protection usually needs every opening covered, so ask your agent before you split the job.
Will replacing windows damage my stucco or drywall?
Some patching is normal where an old frame comes out. We cut carefully, re-seal the opening and finish the exterior stucco return and interior trim so the new window looks like it belongs there.
What happens to my old windows?
We take them away and dispose of them. The old glass and aluminum leave with our crew the day they come out.
