Who we are: a Clearwater impact window and door company. We measure your openings, prepare the quote, file the permit, install the windows and doors, and meet the inspector, for single-family homes, villas and condos from Tarpon Springs down to Largo and out to the beaches.

Why a local installer instead of a national brand

Large window brands sell through call centers and pass the install to whichever crew is free. That model works for them, but it leaves you explaining the same opening to three different people. Here the person who measures your house is part of the team that installs it, and the office that answers the phone is the one scheduling your inspection. When something needs deciding, like a window that came out of square or an association that wants a different frame color, it gets decided in one conversation.

Being local also means knowing which office issues your permit. Clearwater, Dunedin and Largo each run their own building departments, while Palm Harbor and the unincorporated pockets in between go through Pinellas County. Getting that right at the start saves a week.

The family behind the work

We are a family business, managed day to day by its owner, a third-generation Pinellas native who came up through the roofing trade before moving into windows and doors. He holds Florida certified general contractor license CGC1536112, which anyone can look up on the state's licensing site, so you can check it before a single opening is measured.

The windows we install are built in Florida by Custom Window Systems, in both vinyl and aluminum impact lines, and the entry, French and sliding doors come from the impact door makers BHI and Plastpro. Everything uses laminated glass tested to the Florida Building Code, with high-velocity-zone versions for openings that call for them. When you book the free visit, the samples come along, so you can feel the weight of the glass and try a slider handle before choosing anything. Every job carries a warranty that covers the products and the installation labor alike.

The houses we see most

Clearwater's housing is a mix, and each kind brings its own work. The block ranch homes of the 1950s to the 1970s in Skycrest, Morningside and around Belcher Road usually still have mill-finish aluminum windows and a jalousie-windowed Florida room. Countryside and the subdivisions off US-19 were built in the 1980s and 1990s with builder-grade frames now at the end of their life. Wood-frame bungalows near downtown Dunedin and in older Clearwater streets need a different anchoring method from block. And the high-rise and mid-rise condos on Clearwater Beach, Sand Key and Island Estates come with association rules, elevator bookings and wind loads all of their own.

Measure day, start to finish

  • We measure every opening on its own, in three places, because few older openings are square.
  • We note what each window is made of, how it is fastened, and what the stucco and trim look like around it.
  • We walk through frame materials, glass options and styles in your own light, so you can see what Low-E or a tint does to the view.
  • We point out openings that are easy to forget, such as the garage entry door, sidelights and transoms.
  • You get a written, itemized price per opening, with the product approvals listed, and time to think about it.

Paperwork is part of the job

An impact window is only as good as its approval. Every unit we install carries a Florida Product Approval for its size and design pressure, and we keep the approval documents with your permit file. The labels stay on the glass until the inspector has seen them. For condos, we prepare the package an association manager needs: approvals, insurance certificates, a written scope and the work hours. For homeowners, we hand over the approvals and the closed permit, which is what a wind mitigation inspector asks to see when documenting your openings for insurance.

Where your money goes

Most of an impact window's price is the unit itself, built to order. The rest is labor, the permit, the stucco and trim work that makes a new window look like it was always there, and taking the old windows away. We itemize those on the quote rather than folding them into one number, so you can compare like with like. Our published ranges are on the cost guide, and every figure on this website is an estimate until we have measured your house.

Lines we hold

  • No quote by phone or photo for a whole house. We measure first.
  • No unit installed without a product approval that covers its size and location.
  • No labels peeled off before the final inspection, however tidy it would look.
  • No pushing a whole-house job when a few openings are what you asked about.
  • No leaving an opening covered with plastic overnight. Each window comes out and goes in the same day.
  • No surprise line items at the end. If the quote missed something, that is on us to raise before work starts.

Beach condos and associations

A condo unit on Clearwater Beach or Sand Key is a different job from a house a mile inland. Above 30 feet, the code allows small-missile-rated glass, but the wind pressure is higher, so the design pressure rating has to be checked unit by unit. Buildings often have set work hours, elevator reservations and contractor rules, and some require the same frame color across every unit. We work inside those rules and keep the manager informed, which is usually what decides whether the next owner in the building calls us too.

Before you call anyone

Count your openings, including doors with glass, and note which ones face the Gulf or the street. Find out whether you are in a city or unincorporated county, and whether you have an association. Ask your insurance agent what wind mitigation credit your policy offers for protected openings. With those answers, any quote you get, from us or anyone else, will be easier to judge. When you are ready, call (727) 513-5695 or send the form, and we will book a time to measure.
